FRED T WALTERS is a real estate executive whose career has flourished for more than 25 years at the helm of top mixed-use commercial developments in the U.S. Walters has a vision for the bigger picture, earning his professional reputation as an expert with a diverse skill-set across multiple disciplines including executive leadership, economic development, asset management, property operations, construction project management, tenant relations; retail, restaurant and office leasing; residential sales and leasing; marketing, advertising, public relations, social media, sponsorship, business development, tourism, hospitality, community relations and most recently healthcare services. Walters is known for his collaborative working style and being a strong promotor of diversity & inclusion.

In 2020 during the once-in-a-century challenges of a global pandemic, Walters was presented with a unique opportunity to pivot by further expanding his real estate experience in working with those truly making-a-difference on the front-line. Transitioning to Healthcare Services with CBRE, he now serves as Senior Real Estate Manager for CHRISTUS Health overseeing real estate portfolios for both the CHRISTUS Spohn and CHRISTUS Santa Rosa Health Systems.

Prior to joining CBRE, Walters worked for Trademark Property Company serving as Vice President / General Manager of La Palmera, a 1.1 million-square-foot super regional shopping center in Corpus Christi, Texas. As a premier shopping and leisure destination with more than 100 retail / restaurant options and a hotel adjacent the mall property, Walters and his team worked to create a first-class guest experience, becoming a driver of local economic development, and a community partner in the Coastal Bend region. During his tenure, La Palmera underwent a multi-million-dollar transformation emerging as a “model mall” for other revitalization projects. The project was awarded LEED Silver for Core and Shell 2.0 established by the U.S. Green Building Council. The redevelopment of La Palmera continues to evolve as it remains a must-see destination for both locals and tourists.

 

Walters’ diverse experience also includes a high-profile mixed-use lifestyle development for Federal Realty Investment Trust, serving as Vice President / General Manager of Santana Row, a 1.5 million-square-foot mixed-use development in the heart of San Jose, California, Silicon Valley’s premier destination for shopping, dining, living, and working. Featuring nearly 100 shops and restaurants, a movie theater and boutique hotel. Santana Row also includes luxury rental homes, privately owned residences, and class-A office space. Walters served as a liaison with the community and local city officials on all development phases, working closely with the development team on master plan phasing as Santana Row continued to build out the remaining residential, retail and hotel room entitlements.

 

Prior to Santana Row, Walters honed his managerial experience in resort-themed luxury retail for Forest City Realty Trust, as General Manager of the Grand Canal Shoppes at The Venetian Resort in Las Vegas, Nevada. Located within a multi-billion-dollar mixed-use resort development, the 875,000-square-foot Italian-inspired venue features more than 160 signature retailers and restaurants along a quarter-mile-long Grand Canal, complete with gondola ride, making it an iconic must-see shopping, dining, and entertainment destination. Walters spearheaded cross-marketing opportunities with hotel operations. He also worked closely with the Las Vegas Convention and Visitors Authority to promote tourism and economic growth.

 

A native of Southern California and a graduate of the University of Nevada Las Vegas, Walters has been active in the Texas Coastal Bend area since 2007. He is a member of the Institute of Real Estate Management, International Council of Shopping Centers, National Association of Realtors®, and the Coastal Conservation Association – Texas.
